Harris Kocher Smith provided rezoning services, civil engineering design and construction surveying for this 90-acre, 2000-dwelling unit continuing care retirement community project (currently under construction) in Highlands Ranch for Erickson Retirement Communities. Erickson Retirement Communities is a nationwide developer and manager of continuing care retirement communities, based in Maryland. The Erickson network currently consists of 19 campuses, housing more than 19,000 residents.
The Wind Crest site is bisected by Denver Water’s Highline Canal and adjacent to future light rail. Development of the project required design and construction of approximately 1000 lineal feet of new collector roadway between County Line Road and Plaza Drive (Erickson Blvd.) under C-470, widening of approximately 4000 lineal feet of County Line Road, a vehicular bridge over the Highline Canal, approximately 2.2 miles of on-site private roadway, 3.0 miles of waterline, 1.4 miles of sanitary sewer, and 14.7 miles of storm sewer.
Entitlement required coordination with multiple agencies, including City of Littleton, Douglas County, Highlands Ranch Metro Districts, Centennial Water & Sanitation District, Colorado Department of Transportation, Regional Transportation District, Denver Water, Colorado Division of Wildlife, and the United States Army Corps of Engineers.
