Harris Kocher Smith provided planning assistance, subdivision and construction document preparation and construction surveying for this high-density, high-end urban single-family residential development. HKS worked with Alvarez Morris Architects to site the single-family detached homes, creating a project density of 20-du/acre. The Courtyards is adjacent to the park-like setting of a regional detention facility within the Belmar Subdivision, formerly the Villa Italia Mall.

The project is platted into fee simple lots; however the development has a “patio home” function. The two-car garage urban homes are accessed via a private driveway within the community. The density of this project in conjunction with the large grade differential across the site posed unique grading and utility location challenges for HKS and the development team.
